UPG expands its Development Partnership Model as we engage new equity investors.

As we enter the new year, UPG is expanding its Development Partnership Model, bringing together landowners, investors and delivery expertise to unlock high-quality residential and mixed-use opportunities.

UPG is structured to support projects end-to-end, from sourcing land and structuring corporate setup and financing through to planning, construction and operation, with a clear focus on alignment, transparency and delivery certainty. Our model is designed to help partners convert potential into performance by combining development leadership with capital to create valuable assets.

As we begin engaging with new equity investors, our focus is on building long-term relationships with aligned capital that values disciplined underwriting, robust governance and a high-performance delivery platform. If you are an investor seeking exposure to well-structured Living sector opportunities alongside an experienced delivery partner, we would welcome a conversation.

UPG completes construction at St. James’s Residences.

In December, UPG successfully completed construction at St. James’s Residences in just ~15 months, marking another major milestone for the team and all partners involved in delivering this exceptional scheme.

From the outset, the project demanded careful planning and precise execution. Key challenges included the assembly of multiple land parcels, construction of an eight-storey in-situ concrete frame without a tower crane, and just-in-time logistics delivered under tight central-London constraints (including operating without road closures). The build also required complex interface management, including cantilevering over a UK Power Networks substation.

At approximately 22.5 meters, the building falls within the scope of the Building Safety Act regime for higher-risk buildings (HRBs), bringing additional compliance and assurance requirements throughout delivery.

We are extremely proud of this achievement and would like to thank our subcontractors, consultants, stakeholders and project team for their commitment, collaboration and professionalism. Set moments from some of the world’s most recognisable landmarks including Big Ben, St James’s Park and Buckingham Palace, St. James’s Residences is a standout addition to this remarkable part of London.

UPG commences construction on 56-home apartment scheme in Hampshire.

UPG has commenced works on a 56-apartment residential scheme in Hampshire, comprising two five-storey blocks with a landscaped podium garden and circa 70 secure undercroft parking spaces, located two minutes’ walk from Aldershot Station with direct services to London Waterloo.

Unique Property Group (UPG) has commenced works on a new-build residential project in Hampshire, delivering 56 private apartments in an exceptionally well-connected town-centre location.

The scheme comprises two five-storey blocks linked by a landscaped first-floor podium garden, with approximately 70 secure undercroft parking spaces at ground level. The unit mix — 16 one-bedroom, 33 two-bedroom and 7 three-bedroom apartments — is well aligned with local demand and commuter-led occupier profiles.

The development benefits from excellent transport connectivity, with Aldershot railway station approximately a two-minute walk from the site, providing direct services to London Waterloo in circa 50–60 minutes. Aldershot is also undergoing significant residential-led regeneration, with a number of national housebuilders active in the area, supporting strong occupier interest.

With robust rental demand underpinned by relative affordability versus neighbouring commuter towns and strong connectivity, the scheme is well positioned to deliver stabilised rental income on completion.

Brickwork milestone achieved at St. James’s Residences ahead of Q4 2025 completion

UPG has completed the primary brickwork to St. James’s Residences — a logistically complex eight-storey residential scheme delivered without a tower crane and on track for completion in Q4 2025.

Unique Property Group (UPG) has reached a key construction milestone at St. James’s Residences, with the completion of the project’s primary brickwork on this logistically demanding eight-storey residential new build. The scheme remains on programme and is currently targeted for completion in Q4 2025.

The brick selection and detailing have attracted positive feedback from a range of stakeholders, including the local authority and building control, reflecting the quality of the façade execution and the project team’s attention to design intent.

The project was originally developed with an alternative façade specification. Following a design review, UPG’s in-house team successfully amended the brick and finishing strategy to improve overall efficiency — optimising value, reducing material waste, and supporting programme certainty — while enhancing the final appearance of the building.

UPG will continue to progress internal works and external completion activities over the coming months as the development moves towards practical completion.

Progress at St.James’s Residences

Sonny Gowans
Building in this location requires meticulous construction management from the UPG team and subcontractors due to constrained logistics.

The design was updated from the original planning permission to reflect updated regulations. The exterior is a traditional masonry brickwork finish in keeping with the surroundings and the interior design was a collaboration between several designers.
