Bonfire Night Celebrations in North West London

Prepare for an awe-inspiring Guy Fawkes Night celebration in North London, where the night sky will erupt in a stunning pyrotechnic display synchronized to music, creating a magical panorama. Alexandra Palace, often called ‘The Glastonbury of Fireworks,’ lives up to this title by offering much more than just fireworks.

This family-friendly extravaganza features an array of activities that go beyond the ordinary. Glide on the ice disco, enjoy cinema screenings, and savor a diverse selection of street food at the StrEATlife festival. Nostalgia seekers won’t be disappointed, with a German Bier Festival featuring an Elvis tribute act catering to the more mature audience.

But the grandeur extends further with the backdrop of London’s cityscape, creating an unforgettable ambiance. A towering bonfire adds a traditional touch to this contemporary celebration, a delightful cherry on top of the toffee apple.

This two-day spectacle on November 3rd and 4th, 2023, promises non-stop entertainment. In addition to the fireworks, groove to live music sets, witness a mesmerizing light show by the Lords of Lightning, and join an enchanting drag party featuring iconic queens Jonny Woo and John Sizzle. This event caters to visitors of all ages, so be sure to secure your tickets in advance, as this festival consistently enjoys high demand.

Getting to Alexandra Palace is a breeze with accessible parking, but it tends to fill up quickly. Consider a hassle-free journey by taking the train to Alexandra Palace Station or the tube to Wood Green Station (Piccadilly Line).

Don’t miss the chance to be part of this spectacular night in North London. For comprehensive information and ticket details, visit the official website at Prepare to be amazed as the night sky transforms Alexandra Palace into a mesmerizing canvas of lights, music, and pure spectacle.

Experience an unforgettable Bonfire Night that combines vibrant entertainment with a breathtaking pyrotechnics display at Byron Park. This dynamic duo of celebrations offers more than just fireworks; it provides an all-encompassing experience from afternoon to evening.

The day starts with festivities at noon, seamlessly blending excitement and flavor. Enjoy a small funfair, dance shows, glitter tattoos, and face painting for the little ones, making it a day of delight. Culinary enthusiasts can savor a world food arena that tantalizes taste buds. Notably, entry is free until 3pm, making it a budget-friendly choice for early birds.

As the sun sets and the night sky comes alive, the evening culminates with a mesmerizing fireworks display at around 7.45pm. Keep in mind that this event supports the ‘Save Our Cash’ campaign, meaning it’s a cash-only affair at the gate if you haven’t booked your tickets in advance.

Regarding transportation, the closest tube station is Harrow & Wealdstone. Due to road closures around the park in the evening, it’s advisable not to drive because of limited parking. However, a list of nearby car parks is available for your convenience. Enjoy a hassle-free journey to an unforgettable evening.

So, mark your calendars for Saturday, November 4, 2023, and prepare to be dazzled by the explosive charm of Harrow & Wembley Fireworks. Ticket prices start from £8.50 for adults and £6.50 for children when purchased in advance, with the option to buy at the gate with cash only. For all the event details and to secure your spot, visit Don’t miss out on a day of fun, flavors, and a fireworks show that will leave you in awe.

This small-scale, kid-focused event stands out by beginning earlier than the usual displays, with gates opening at 3.30pm and the dazzling fireworks lighting up the sky at 6pm.

What’s even better? It’s entirely free! You can enjoy the display with your family without any cost. However, for those seeking the ultimate viewing experience, we’re offering a limited number of tickets for our premium viewing zone. These tickets grant you early access, a crowd-free zone, and the best vantage point in the park.

This year, we’re thrilled to showcase performances from local schools and young talent. Be sure to arrive by 3.30pm to catch these exciting acts and make the most of your evening.

Moreover, Coram’s Fields is a charity dedicated to children and young people, providing essential services to our local community. While we’re delighted to offer this free event, the upkeep of our park and the delivery of our services come with costs. That’s why, as the only charity-run fireworks display in Central London, your ticket purchase doesn’t just secure your spot; it also helps change lives. Every penny from your ticket price directly supports our mission. Thank you for being part of this meaningful cause.

Please note that the fireworks show commences at 6pm. To ensure you have the best view and can fully enjoy the spectacle, we recommend arriving no later than 5:30pm.

Each prime viewing spot ticket grants admission for one adult and allows entry for two children under the age of 16 at no additional cost. Let’s make this a memorable evening while contributing to a great cause!

The Hammersmith & Fulham Council is back with a bang – well, not the traditional kind, but something even more extraordinary. Last year’s fireworks display in Ravenscourt Park took a hiatus due to local concerns, but in 2023, get ready for a brand-new, eco-friendly spectacle like no other. The Fawkes Festival embraces a theme of ‘a night at the movies,’ where lights, lasers, flames, and special effects come together in a mesmerizing choreography set to a captivating soundtrack.

Spanning two days and two fantastic venues, Ravenscourt Park and Bishops Park, this event promises an immersive experience that will leave you spellbound. Before the 15-minute lights-laser-sound extravaganza, enjoy a delightful array of entertainment, including a funfair, face painting, LED stilt walkers, bubble performances, and more. And, of course, there’s no shortage of delicious food and drink options, including comforting hot chocolate.

What sets this event apart is its flexibility. With three displays each night at both venues, tickets are not timed. Whether you have younger kids and want to catch the early show or you’re out with older kids and prefer a later one, or even if you want to experience it all over and over, the choice is yours.

For your convenience, the event spans Friday, November 3, and Saturday, November 4, starting at 3.30pm, with the displays lighting up the night at 6pm, 7pm, and 8pm.

Ticket prices are £13.88 for adults (including the booking fee), £9.45 for children aged 4-15, and free for kids aged three and under (though you’ll still need to book a free ticket for them). It’s an eco-friendly, cinematic spectacle that’s sure to redefine your expectations of Bonfire Night!

Exploring the Great Outdoors: Cycle Trails in North and West London

London, we know it well for the hustle and bustle of the busy streets, iconic landmarks, and vibrant culture, and while all of this is true, the noise of the city can sometimes distract us from the abundant natural beauty we have at our fingertips. Taking time out to become immersed in nature is good for our health, it’s a proven fact! So, what better way to explore our sprawling parks, ancient heaths and picturesque canals than on two wheels?

Exploring the city by bike allows you to zip about quickly and freely while taking in the scenery and offers a refreshing break away from the thick of our urban jungle. Whether you’re a seasoned cyclist or casual rider, we’ve rounded up our favourite (and most enjoyable!) cycle trails across North and West London, all of which are relatively easy routes; perfect for a weekend dalliance on home turf or a sunny afternoon romp around the Big Smoke.

Regents Canal

Where better to begin than with a North London route that traverses the serene and historic Regents Canal Towpath. Stretching for approximately 4.6 miles, this traffic-free trail offers cyclists a peaceful route along the water’s edge. The route also snakes its way through some of the enclosures of London Zoo, offering glimpses of resident tigers, warthogs, and wallabies! As you pedal your way along, be sure to take a moment to admire the narrowboats, colourful houseboats, and occasional resident swans that drift on by. End the trail at Camden Market to grab a delicious bite to eat before making the return journey home. Whenever you’re around the canals, please always be mindful to stay kind and slow down, to ensure the safety of everyone.

Hampstead Heath

Ah, beautiful Hampstead Heath! It’s a haven for nature lovers and cyclists alike and you can make this adventure as long, or as short as you’d like. While the park itself offers a whole heap of outdoor activities to enjoy (think swimming in Hampstead Ponds and picnicking on Parliament Hill), the park’s cycling trails are not to be overlooked! The multi-use paths (be respectful of other path users) wind through a variety of scenery ranging from ancient woodlands, grassy meadows, and offer breathtaking views of the city skyline from elevated points – take snacks with you to enjoy perched on top of a grassy knoll with a view! It’s an ideal ride for a leisurely family bike about.

The Parkland Walk

The Parkland Walk is the longest linear nature reserve in London, at around 2.5 miles long and follows the former railway line connecting Finsbury Park to Alexandra Palace that opened back in 1873. Featuring lush green corridors and stunning wooded sections dappled with light, this beautiful stretch of scenery has reached global acclaim (for good reason!) and now often features on ‘must do’ lists for tourists. When visiting, be aware that sunny weekends might be busier, but even so, it’s a peaceful ride and the ambient nature of this beauty spot is unrivalled.

Finsbury Park to Alexandra Palace (part of Parkland Walk above)

Starting in Finsbury Park (you can easily get to Finsbury using the Thameslink from our property development!), this flat path joins the Parkland Walk above, a small part of this trail connects two sections between Highgate and Muswell Hill, with the second path taking you up to Alexandra Palace and its spectacular views. We encourage you to head up here: on a clear day from this raised position you can easily spot London landmarks along the breathtaking skyline and take a well-deserved breather before heading back to Finsbury Park from the train station – simply whizz down the other side of the hill to get there. In total, this route (including The Parkland Walk above) is around 4.5 miles.

Regent’s Park Outer Circle

This one is great if you have little ones in tow! More of a loop than a route, this is a delightful cycling route stretching approximately 4.3 miles that circles the parameter of Regent’s Park: somewhat of an oasis known for its stunning gardens, water features and world-famous zoo. Start in the far corner just up from Regent’s Park tube station and head anti-clockwise around the park. The immaculately-kept flowerbeds and wide open space make this one of London’s prettiest parks to fly around on two wheels; don’t forget to keep your eyes peeled for the elegant property terraces, boating lake and open air theatre, not to mention the occasional cheeky appearance from London Zoo’s giraffes over the treetops!

King’s Cross to Notting Hill

The longest route we’re highlighting here, this trail is approximately 6.2 miles from start to finish. Bookended by short stints on quiet roads, this route will take you from the home of Platform 9¾ (a hot spot for all Harry Potter fans!) to bustling Portobello Market in hardly any time. After joining the Regent’s Canal Towpath at Granary Square, it’s plain sailing until you come to the iconic Trellick Tower, head past Camden Lock, (again, have fun spotting some of the zoo wildlife as you fly on by!), and make sure you take a little break by the waterside in picturesque Little Venice. After this, turn off the path at the brutalist beacon and wend your way down the quiet side streets into the beating heart of Notting Hill.

Each of these cycle routes offer a welcome break from buzzing London life and remind the rider of London’s nature-packed edges we so often forget about, so in our eyes, they’re well worth giving a go. Our property development at NW2 comes with secure cycle storage as standard within the building, allowing you to travel easily and sustainably around the city, not to mention with the wind in your hair! Purchasing a property here also means you’ll enjoy excellent transport links, including the upcoming Brent Cross West Thameslink station, which will only be a short walk away from your door.

Pioneering Innovation in Sustainable Living

In today’s fast-changing world, reimagining the way we construct and inhabit our buildings has never been more crucial. We take pride in leading the charge by embracing innovative construction techniques and sustainable design principles to craft homes that are not only aesthetically pleasing but also environmentally friendly and energy-efficient. In this blog post, we invite you to explore the cutting-edge features that make our current development in London, NW2 a trailblazer in sustainable living.

A Lighter, Stronger Steel Superstructure

Every great building begins with its structural foundation. We went beyond conventional concrete frameworks by introducing a steel superstructure that is not only robust but significantly lighter. This ground breaking innovation not only reduces our ecological footprint but also enhances the building’s thermal efficiency, creating a more energy-efficient and comfortable living environment.

Enhanced Air Tightness Through Sealed Building Fabric

Achieving airtightness in our homes is a pivotal step towards curbing energy wastage. The building’s fabric is meticulously sealed to minimise air leakage, ensuring a consistent indoor climate year-round. This translates to decreased heating requirements, resulting in lower utility costs for our valued residents.

Optimal Insulation with Triple Glazed Windows

Windows often serve as a primary source of heat loss in buildings. To combat this issue, we’ve incorporated triple glazed windows that deliver superior insulation. This not only keeps your home cozy and energy-efficient but also reduces your carbon footprint.

Our dedication to redefining the way we build and inhabit our homes is unwavering. Our innovative approach to construction, sustainable design, and energy-efficient features not only reduces our environmental impact but also elevates our residents’ quality of life. With state-of-the-art solar panels, advanced ventilation systems, and a strong focus on low-carbon sustainable housing, we take pride in offering a forward-thinking, all-electric living experience that is both comfortable and cost-effective.

7 Benefits of Leasehold Apartments in London: A Guide for Savvy Buyers

In the dynamic real estate market of our bustling metropolis, it’s no surprise (or secret!) that leasehold apartments have become an increasingly popular choice for many homebuyers across London. We’re aware the concept of leasehold might be a little less familiar to some, especially first time buyers, so allow us to guide you through it! Here we’ll be taking a look at what leasehold apartments are, the benefits they bring, what makes them an attractive option and why they might be the right choice for you. So, let’s dive in.

1. Prime Location, Lower Costs

One of the biggest advantages of leasehold properties in London is the opportunity to own a home in prime, sought-after locations at a fraction of the cost of freehold properties. We’re all acutely aware that London’s property market is renowned for sporting high prices, however, leasehold apartments can offer an affordable entry point, allowing you the opportunity to live in areas that would otherwise prove financially unattainable.

2. Maintenance and Amenities

The prospect of maintenance and access to amenities can be a challenging prospect for homeowners; whereas leaseholds typically come with these as shared responsibilities, therefore lightening the load on individuals. Many developments, including our latest collection of apartments and townhouses in NW2, offer leisure gardens and communal areas for residents to enjoy. This ultimately equates to a more convenient and hassle-free living experience for all, as these services are taken care of by the property management company (in this case, it’s us!).

Maintenance and amenities like this communal garden is one of the Benefits Leasehold Apartments in London

3. Long-Term Security

Another benefit is that by nature, leaseholds typically come with long lease terms, often extending for several decades or even centuries! Those at our newest development span 999 years, at a minimum! This means that you, as a property owner, have peace of mind around long-term security and can enjoy your property for many years. Additionally, lease extensions are often available, providing an opportunity to increase the lease term further (should you wish), ensuring your property remains a valuable asset.

4. Shared Responsibility

Property maintenance and repairs can be a daunting aspect, but again, with leaseholders, this function is usually shared between a number of homeowners and managed by the property developer. This shared cost spread amongst many can prove more manageable than the sole responsibility that maintaining a freehold property comprises. This collaborative approach also ensures that the property remains in good condition and thereby preserves its value over time.

5. Legal Protections

As standard, leasehold agreements in the UK include legal protections that help safeguard the interests of leaseholders. This includes regulations regarding service charges, ground rent, and the right to extend the lease; these protections ensure that leaseholders have a say in how their building is managed and shields them from unreasonable costs.

6. Investment Potential

This one is a substantial point to consider; it’s an excellent investment opportunity! As the value of property in London tends to appreciate over time, owning a leasehold apartment in a prime location can yield a significant return on investment if you decide to sell in the future. Additionally, leasehold apartments can be easier to rent out, providing a source of passive income. Our team at UPG are more than happy to let and manage your property portfolio on your behalf, so there’s even less for you to worry about!

7. Sense of Community

Many London developments with leasehold apartments foster a sense of community among residents. With shared facilities and communal spaces, they provide ample opportunity to get to know your neighbours and create a sense of belonging in your new home.

Ultimately, leasehold apartments offer an array of benefits that make them an attractive choice for both first-time buyers and seasoned property investors in London. From prime commuting locations to long-term security to shared amenities, this type of property agreement offers a unique living experience in one of the world’s most vibrant cities.

It’s essential to do your research and carefully review the terms of a leasehold agreement, including service charges and ground rent, before making any decisions. It’s a big commitment after all! Consulting with a knowledgeable real estate agent or solicitor can help ensure that you fully understand the terms and conditions of your leasehold purchase. If you’re unsure of where to start, we’re here to help! Our seasoned team can put you in touch with the right people throughout the buying process.
So, if you’re seeking a cost-effective way to own a piece of London’s bustling real estate market with the many benefits outlined above, our leasehold apartments in NW2 might be the perfect choice for you. Offering you the chance to embrace a one-of-a-kind opportunity to live in this historic city, and invest in a leasehold property that aligns with your lifestyle and financial goals.

Making The Most Of Your Balcony: Tips For Year-Round, Outdoor Living

As home, remote and hybrid working arrangements become the standard for many professionals, extra space at home and outside is becoming an essential feature for new homeowners. Having a balcony in an apartment in London comes with many benefits, such as offering residents even more space for living, relaxing, working, dining and entertaining. Having extra outside space can also significantly add value when it comes to reselling. Scroll down for our favourite balcony tips!

At our latest development in NW2, we’ve designed apartments and townhouses with elevated terraces, private balconies and serene courtyards, many of which overlook the large communal gardens, landscaped with trees, planting and integrated lighting, making it a welcome oasis all year round.

Our balconies provide a private outdoor space where residents can enjoy fresh air, natural sunlight, and a connection to the outdoors without leaving the comfort of your home. They come in all shapes and sizes, and can face any direction. South-facing balconies and terraces generally get the most sun throughout the day. While east-facing balconies soak up the morning rays, west-facing balconies can provide the best skyline sunset views, but that’s not to say that a north-facing balcony can’t be enjoyed as much! It’s all about how you style your balcony. Here are some inspiring ways to turn your balcony into your favourite part of your home!

Styling Your Outdoor Space

Choosing Furniture To Go Outside

Style your balcony like you would a living room, only with outside furniture — whether that involves a table and chairs set, a swing seat, a big comfy couch, a sun lounger or an egg chair! Add outdoor rugs, floor pillows, and small outdoor coffee tables to accompany your large items of furniture to give it that homely feel. Watch your balcony transform into an idyllic spot where you can sip your morning coffee, enjoy a meal or have a glass of wine before bed.

And if you’re working from home on a laptop, simply add a weatherproof desk and chair (or a smart foldaway solution to maximise your hybrid home space), and you’ve got yourself a new workstation.

Remember to prepare for the cooler British weather by keeping some cushions and blankets close to the balcony or even house them in an outdoor storage unit – ideal for sipping hot chocolate under the stars.

Outdoor furniture as one of the balcony tips

Plants, plants, plants!

Having a balcony gives residents an opportunity to connect with nature, even in a bustling city like London. Give your balcony some life and keep potted plants, grow a small herb garden, or to go all out and create your own verdant oasis. To save space, adorn the walls or railings with hanging plants. If you have the floor space, place two or three different sized terracotta pots out on your balcony to make it feel rustic. Add a pop of colour with flowers, and experiment with scents and textures for a real sensory experience.

Taking The Party Outside

If you’re known among your friends for hosting wonderful evenings at your place, extend the open-plan entertainment by impressing guests with a fully-stocked outdoor bar! This doesn’t necessarily need to be something you have to spend a lot of money on; you can buy – or build your own – drop down bar. Add some nice glassware and you’re fully prepared for your next soirée. Extra touches, such as integrated balcony lighting, will keep the ambience just right as you watch the sun setting over the city.

Better For You, Better For The Environment

Improve Your Health & Wellbeing

Opening the wide balcony doors also allows for improved air circulation and natural light inside your apartment, especially during warmer months when the city heat can feel unbearable. Being able to step out onto a balcony and get fresh air can contribute to better mental health and a sense of wellbeing, particularly in urban environments with limited green spaces. And if you are really into your health and wellbeing, why not turn your outdoor space into a yoga studio and meditate while at one with nature? Alternatively, if you have enough space, pop a mat, some weights and equipment on your balcony to make your very own outdoor gym!

outdoor activity is one of the balcony tips

Save On Energy Bills & Reduce Carbon Emissions

Having a secure outdoor space can also provide a convenient and private area to hang laundry to dry, especially when there’s limited space inside the apartment. Drying your clothes on a balcony is a more energy-efficient option than using a tumble dryer which consume a substantial amount of electricity to operate and often damages garments. By utilising the natural heat and airflow on the balcony, you can reduce your energy consumption and save money in the long run. Drying laundry on the balcony also keeps the moisture outside, helping to maintain a healthier and more comfortable indoor environment.

With a focus on comfort, sustainability, and convenience, this development offers the ideal blend of modern living and city life. Whether you’re looking for a cozy and energy-efficient home, or a quiet and peaceful place to relax, we have it all.

A Focus on Comfort and Sustainability

One of the standout features of this eco-friendly development is its high-performing building fabric. Our team used over 3 kilometers of airtight taping during construction to create a comfortable and energy-efficient living environment for residents. This results in reduced heat loss, improved air quality, and consistent temperature all year round. On the building’s energy performance, all of our units achieved an EPC of level B, with some exceptions on level C, making this development an energy-efficient and sustainable choice for those looking for a new home. According to Mubarak, an Energist advisor, “This project achieves an impressive Carbon reduction with over 35% improvement over normal building regulation standards. The use of high-quality building materials such as highly efficient modern triple-glazed windows and robust thermal insulations, amongst other things, was essential in ensuring the fabric performance of the entire development is 31% better than building regulation requirements.”

Serene Living: Focus on Soundproofing and Airflow

Soundproofing was also a top priority, with high u-value triple-glazed windows and doors throughout. These not only reduce outside noise but also improve energy efficiency by preventing heat loss and drafts. For enhanced soundproofing, we’ve also installed high-value acoustic flooring that exceeds the required standards. This ensures that residents can enjoy a peaceful and quiet living environment. The high-performing Passivhaus approved MVHR system also helps to reduce energy consumption and improve the overall sustainability of the development, by constantly regenerating the airflow of the units and regulating temperature, without you having to open the windows.
